Why did one corner of a Mannford walk-out basement house settle?
Mannford20221-story timber frame with partial walk-out basement, brick veneer, attached garage additionconcrete basement and stem walls on spread footings; slab-on-grade main level
In short: A one-story brick-veneer house in Mannford with a partial walk-out basement had settled at its southwest corner. The engineer attributed it to possible consolidation of fill along the south side and to roof runoff concentrated at that corner 1. The repair specified 8 exterior steel pipe piers with lift and level, solid drain lines from the south downspouts, and a rebuilt retaining wall 1.
What did the house show?
The engineer inspected the house in April 2022 1. The building is a one-story timber-frame house with brick veneer, a partial walk-out basement, and an attached garage that was built as an addition. Basement and stem walls are concrete on spread footings, and the main level has a slab-on-grade 1.
Observed distress 1:
- A 1/8 in. crack in the brick on the west face and a brick crack at the southwest living-room corner.
- A 1/2 in. gap between a window frame and the surrounding brick.
- Ceiling and wall cracks in the southwest part of the living room, and wrinkles in the wall finish along the south living-room wall and the east garage wall.
- A segmental block retaining wall that had partly collapsed.
- A back balcony carried on 6 in. columns formed in PVC.
What did the engineer find was causing it?
The engineer concluded the house had minor long-term settlement along the south elevation, with possible consolidation of fill as a factor 1. Roof runoff was concentrated at the southwest corner. The engineer linked that water both to the corner settlement and to the buckled block retaining wall 1.
What repair was specified?
The report listed five items 1:
- 8 exterior steel pipe piers, then lift and level the structure to close the gaps.
- Repair the brick cracks with matching mortar.
- Run non-perforated gutter drain lines from the two south downspouts to the downhill side of the retaining wall.
- Rebuild the damaged section of the retaining wall.
- Consider drainage improvements at the northeast corner.
The drainage items address the water source the engineer identified, and the piers address the settlement it had already caused. A solid pipe carries roof water to its outlet instead of releasing it into the soil next to the footing and behind the wall.
What happened on the job?
The record shows the repair was carried out in April 2022, within about two weeks of the engineer's report 1.
What does this case show about Oklahoma foundations?
- Roof water is a point source. A roof collects rain over a large area and the downspouts drop it in a few spots. ASCE's homeowner guide for shrink-swell soils recommends gutters and downspouts that discharge at least 3 feet from the foundation into well-drained areas. It also says to keep soil sloping away on all sides, with at least 3 inches of fall in 5 feet 2. In this case the water was concentrated at one corner, and that corner is where the settlement was.
- Below-grade walls need water routed away. Building-science guidance for basements says roof and surface runoff should be collected and carried away from the foundation, and that grade should slope away from the building 3. On a walk-out lot the downhill side often also holds retaining walls. Here the same water that reached the corner also loaded the retaining wall below it.
- Fill can keep compressing. The engineer listed fill consolidation as a possible factor on the south side 1. Steel piers carry the footing load down through that fill to deeper bearing.

Common questions
Can roof water alone damage a foundation and a retaining wall?
In this case the engineer found roof runoff concentrated at the southwest corner and named it as a contributor both to settlement at that corner and to the buckling of a block retaining wall below it.
Why did the engineer specify non-perforated drain lines?
The goal was to carry downspout water past the retaining wall to the downhill side. A solid (non-perforated) pipe moves the water to its outlet instead of releasing it into the soil along the way.
What does a gap between a window frame and brick mean?
Here a 1/2 in. gap between a window frame and the brick, together with brick cracks at the same corner, was read by the engineer as settlement at the southwest corner.
