How does crawl space moisture cause wood rot and sagging floors?

Reviewed by Preston, Oklahoma foundation repair consultant · Updated 2026-10-14

In short: When water and humid air build up in a crawl space, the wood floor framing absorbs moisture, and once it stays wet enough, decay fungi can break it down. Rotted sills, joists and beams lose strength, which shows up as soft, bouncy or sagging floors. The building code treats moisture control as the main purpose of crawl space rules.

What happens when a crawl space stays damp?

A crawl space is the shallow open area between the ground and the wood floor of a pier-and-beam house. InterNACHI's guide to the International Residential Code (IRC) section R408 states that the main objective of the crawl space rules is moisture control 1. The common moisture sources are evaporation from bare ground, bulk water from rain or groundwater entering the space, condensation on cool surfaces, and plumbing leaks or HVAC condensate 1.

Left unchecked, that moisture leads to fungal decay, pest problems, poorer insulation performance and poor indoor air quality 1.

Summer condensation

Humid outdoor air that enters through crawl space vents in summer can condense on cooler surfaces inside the crawl space 2. This is why a crawl space can show water droplets on ducts and pipes, or damp framing, even during dry weather.

When does wood start to decay?

Wood decay is caused by fungi, and they need four things: food (the wood itself), oxygen, a suitable temperature and enough moisture 4. The details:

Condition What research shows
Moisture Decay generally occurs above about 30% moisture content and not below 20%; 20-30% is a grey area 3
Air-dried wood Usually no more than about 20% moisture content, so decay generally does not occur 4
Temperature Fungi grow between about 50 and 95°F, with an optimum around 75 to 90°F 4
Existing decay Can continue until the wood dries below about 20% 3

Moisture content is the weight of water in wood compared with the weight of the dry wood. Because decay that has started keeps going until the wood dries below 20%, decay is harder to stop than to prevent 3.

How does wood rot affect the floor?

As decay fungi break down wood, the wood loses strength 4. The framing at risk in a crawl space includes the sill plate (the board resting on the foundation wall), the floor joists and the beams or girders that carry them. Weakened framing can lead to bouncy or soft floors and a sagging floor between supports. Visible water, condensation or mold in the crawl space is often the first clue.

What Oklahoma conditions add to crawl space moisture?

Oklahoma's climate ranges from humid subtropical in the east to semi-arid in the west 6. Because humid outdoor air entering vents is itself a moisture source 2, local humidity matters. See the Tulsa metro region page and groundwater and perched water for local conditions.

What does the building code require?

Approach Key requirement under IRC R408
Vented crawl space At least 1 sq ft of net vent area per 150 sq ft of crawl space, with a vent within 3 ft of each corner 1
Vented with ground cover Vent area can drop to 1 per 1,500 sq ft with a Class I vapor retarder on the soil 1
Unvented crawl space Continuous sealed Class I vapor retarder plus exhaust, conditioned air supply or dehumidification 1

The code also calls for removing vegetation, organic material and wood forms from the crawl space, and for drainage or a raised grade where groundwater can rise within 6 inches of the floor or the space does not drain 1.

How is crawl space moisture typically addressed?

Common questions

At what moisture level does wood start to rot?

Wood decay is generally understood to occur above about 30% moisture content and not below about 20%. Air-dried wood usually stays at or below about 20%, which is why dry framing does not rot.

Why is my crawl space wet in summer when it has not rained?

Humid outdoor air entering through crawl space vents in summer can condense on cooler surfaces such as ducts, pipes and framing. That condensation adds moisture to the crawl space even without rain.

What does the building code say about crawl space ventilation?

The International Residential Code section R408 requires at least 1 square foot of vent area per 150 square feet of crawl space, reduced to 1 per 1,500 with a Class I vapor retarder on the ground, or allows unvented crawl spaces with a sealed vapor retarder and air conditioning, exhaust or dehumidification.

Can rotted floor framing be repaired?

Yes. Texas engineering guidelines for pier-and-beam homes list shimming, framing repairs, added supports and crawl space moisture control among the repair approaches.
