Why is my house rising after foundation repair done in a drought?

Reviewed by Preston, Oklahoma foundation repair consultant ยท Updated 2026-10-14

In short: When a house on expansive clay is lifted on piers during a drought, the perimeter is set at its new height while the soil under the rest of the house is still dry and shrunken. When rain returns, that soil swells and lifts the unpiered areas, often the interior, above the piered edges. The result is new humps, binding doors and cracks after a repair that looked level when it was finished.

How does over-lift happen?

Expansive clay shrinks when it dries and swells when it wets; seasonal moisture loss lets the perimeter of a slab settle, and seasonal moisture gain pushes it back up 1. Clay does not move if its moisture stays constant, but moisture rarely stays constant 1.

  1. Lift during dry conditions. In a drought, the perimeter can drop as the clay beneath it shrinks 1. Piers are installed and the perimeter is raised toward level.
  2. Rain returns. The clay under the house, including under areas without piers, takes on water and swells 1.
  3. Unpiered areas rise. The piered perimeter is held at its set height, while the interior and any unpiered sections rise with the swelling soil. Texas engineering guidelines note that underpinning does not improve areas that are not underpinned and that its performance can be affected by soil moisture changes 5.
  4. New distress appears. The interior ends up higher than the edges.

Why does dry-season timing matter?

The depth and degree of drying set the stage for later swelling:

Texas guidelines also caution that lifting is governed by field judgment to limit damage and that it is unlikely an elevation adjustment will result in a level foundation 4. See drought and wet cycles and the seasonal movement calendar.

Documenting moisture at the time of lift

The Oklahoma Mesonet's network of about 120 automated stations collects soil and weather observations statewide, including soil moisture 6. Records from the nearest station show whether a lift was done in a dry period. See Mesonet for foundation pros.

What are the signs of over-lift?

The pattern resembles center heave; Texas guidelines note that previous foundation repairs can change elevation shapes, so repair history should be considered when interpreting a survey 4.

How is over-lift evaluated?

Texas guidelines say floor elevations should be measured after remedial work and given to the client 4, and that a single survey shows shape at one moment while repeated surveys show change over time 4. Comparing the post-repair survey with a new one after rain shows how much the unpiered areas rose. Plumbing should also be checked: the guidelines call for supply and drain lines to be tested for leaks when lifting is done 4.

For reference, Oklahoma steel push pier installation records show typical pier depths of about 8 to 16 feet, with a median of about 12 feet in Tulsa 7.

How is over-lift typically addressed?

Free, plain-English answers. It asks a few questions and walks you to the repair that fits.

Common questions

Why did my floors get worse after foundation repair?

If the house was lifted while the clay was dry, the soil under unpiered areas, especially the interior, can swell when rain returns. The piered perimeter is held in place while the interior rises, so new humps, binding doors and cracks can appear.

Does underpinning control the whole slab?

No. Texas engineering guidelines note that underpinning does not improve areas that are not underpinned and that its performance can be affected by soil moisture changes.

How deep does seasonal moisture change go?

Oklahoma State University research estimated the active zone in Oklahoma at roughly 0.5 to 4 meters, and engineering literature reports seasonal moisture change in expansive soils from about 3 feet to as much as 40 feet in extreme cases, deeper in multi-year droughts.

Can a house be leveled perfectly?

Texas engineering guidelines state that lifting is governed by field judgment to limit damage and that it is unlikely an elevation adjustment will produce a level foundation.

How can I find out how dry the soil was when my house was lifted?

The Oklahoma Mesonet's statewide network of about 120 stations records soil moisture and weather, so records from a nearby station can show conditions around the date of the lift.
